Leasing & Application

What does the application process look like?

The application fee is $75 per applicant (non-refundable) for anyone 18 or older. There is also a $100 administration fee per apartment, which is currently waived. You need a valid government-issued photo ID and proof of income (2.5–3x monthly rent). Accepted docs: two recent pay stubs, W-2/1099, two recent bank statements, offer letter, or proof of SS/disability/retirement income. Self-employed: prior year tax return + 3 months bank statements. Applications submitted online at themarcusdallas.com. Medical debt and student loans not counted against you.

What is the minimum credit score?

550 with no rental or eviction-related debt. Credit evaluated alongside income for eligibility and deposit levels. Collections (excluding student/medical debt) above a threshold may require additional deposit. No credit or limited credit may also require additional deposit. Liberty Rent available for challenging credit. Conditional approvals through Cosign.

Do you accept guarantors?

Yes, The Marcus accepts guarantors when an applicant does not meet the income requirement. Guarantor applies separately ($75), must pass credit/criminal/rental check, demonstrate income of 5x monthly rent, and sign a guaranty agreement.

What are the move-in costs?

Move-in costs at The Marcus include a $75 non-refundable application fee per applicant, a security deposit starting at $200, and prorated first month’s rent. Security deposit varies by screening and is due within 48 hours of approval. The $100 admin fee is currently waived. All payments in certified funds.

What are the lease terms?

The Marcus offers flexible lease terms; contact the leasing office at (214) 865-6220 for current options. Renewals sent 65 days before expiration with multiple options. Early termination: 60-day written notice + fee. Move-in concessions repaid upon early termination.

What are the current leasing specials?

The Marcus is currently offering up to 6 weeks free on 12-month leases across all floor plans. Contact the leasing office or visit themarcusdallas.com.

Are corporate leases or short-term rentals allowed?

No, The Marcus does not permit corporate leases or short-term rentals (Airbnb, VRBO).

Floor Plans & Pricing

What floor plans are available?

Five floor plans: Studio (S1) at 540 SF from $1,231; One Bedroom (A1) at 660 SF from $1,319; One Bedroom Corner (A3) at 684 SF from $1,319; Large One Bedroom (A2) at 760 SF from $1,600; Two Bedroom (B1) at 1,102 SF from $1,584. Ground-floor units include private patios. Fourth-floor units carry view premiums.

What’s the difference between the A1 and A2?

The A1 is 660 SF starting at $1,319/month. The A2 is 760 SF starting at $1,600/month. The A2 gives you 100 extra square feet for about $150 more, making it the best value per SF in the building at $2.11/SF. Same finishes and features.

Do any units have private outdoor space?

Yes, all ground-floor units (101–119) at The Marcus include a private patio or fenced yard for a $75/month premium across all plan types.

Does every unit have a washer and dryer?

Yes, every apartment at The Marcus includes a full-size in-home washer and dryer.

Are there additional monthly fees beyond rent?

There is no additional amenity fee at The Marcus. Residents are responsible for utilities based on individual usage. Monthly pet rent of $20 per pet applies if you have pets. Reserved parking is available for an additional monthly fee.

What utilities am I responsible for?

Utilities are not included in rent. Residents are responsible for utility costs based on individual usage. Contact the leasing office for details on providers.

When was The Marcus built?

The Marcus is brand-new construction with certificate of occupancy in February 2026 and grand opening March 3, 2026. 4-story elevator-served building with 76 units.

Pets

Is The Marcus pet-friendly?

Yes, The Marcus is one of the pet-friendly apartments in South Dallas — cats, dogs, and service animals are welcome. Maximum of two pets per apartment, with a 60 lb weight limit per pet. There is a one-time $350 pet fee per pet due at move-in, plus $20 monthly pet rent per pet. All pets must be registered with a photo and proof of current vaccinations. A pet agreement must be signed. Service animals with proper healthcare provider documentation are welcome and exempt from all pet fees and restrictions.

What breeds are restricted?

Restricted breeds include Akitas, Bull Mastiffs, Chow Chows, Doberman Pinschers, German Shepherds, Huskies, Pit Bulls (also known as Staffordshire Terriers or Bull Terriers), Presa Canarios, and Rottweilers.

Parking & Building

What’s the parking situation?

The Marcus offers gated, open parking for residents on an unassigned basis. Reserved parking spaces are available for an additional monthly fee. Contact the leasing office for current pricing. Visitor parking is available in marked spaces outside the gated area and on the adjacent street.

How do I submit a maintenance request?

When is rent due?

On the 1st of each month.

How do I pay rent?

Online through the resident portal: scheduled auto-pay, bank ACH, or credit/debit card. Also at participating retailers via barcode from the portal.

Essential Housing

Does The Marcus offer workforce housing?

Yes, The Marcus partners with the City of Dallas through a Public Facility Corporation (PFC) agreement to offer essential workforce housing. Qualifying fields: healthcare, education, emergency services, law enforcement, military, restaurant, retail, grocery. Income-qualified units for households below 80% AMI. PFC applicants: 6 months bank statements + 4 months pay stubs. See the Essential Housing Program page for details.

How far is The Marcus from downtown Dallas?

Downtown Dallas is approximately 1.2 miles north. DART Cedars Station is about half a mile east, giving you direct rail access to downtown, Uptown/Cityplace, and beyond. Deep Ellum is 1.5 miles east. The Design District is about 3 miles west, and Uptown is 3.5 miles north. Located right off I-30.

What’s the nearest DART station?

DART Cedars Station at 1112 Belleview Street is approximately half a mile east. It provides Red and Blue line rail access to downtown Dallas, Cityplace/Uptown, Mockingbird Station, and the broader DART network extending to Richardson, Plano, and DFW Airport.

What’s the Cedars neighborhood like?

One of Dallas’s oldest neighborhoods, directly south of downtown. Home to the Southside Entertainment District (Alamo Drafthouse, Gilley’s, Four Corners Brewing), Longhorn Ballroom, and a growing mix of independent restaurants and bars.
